Thomas Harvey Ratcliffe BSc
CO-FOUNDER / DIRECTOR
Thomas Harvey Ratcliffe is co-founder, Managing Director and equal shareholder of Harvey Homes. Passionate about property from a young age, Tom inherited the family’s entrepreneurial spirit and was destined to work in the property industry. He gained vital real estate experience at a young age that ignited an interest in residential development and he was inspired to train as a Chartered Surveyor.
Tom trained in Real Estate at Salford University, graduating with 1st Class Honours and scoring the highest marks in his year. He balanced his studies with valuable industry experience and worked for commercial and residential property specialists, such as CBRE and NHR Ltd.
Tom co-founded Harvey Homes with his father, Nicholas, and began the preparations for commencing work on Swan Green in Knutsford, the company’s first project of 30 new homes. Tom worked to secure the support of specialist lender, Together, to help finance Swan Green, and this collaboration looking set to continue in the coming years.
Tom led the development at Swan Green and is now focused on seeking new land opportunities to bring more elegant and innovative homes to the North West.
Nicholas Harvey Ratcliffe Bsc MRICS

SITE ACQUSUTION & PLANNING
Nicholas Harvey Ratcliffe is a Chartered Surveyor with more than 30 years’ experience within the property industry. Nicholas’ expertise spans all aspects of residential and commercial property, including site acquisition, planning, investment, development and redevelopment.
In the mid 90s, Nicholas formed a property investment company and acquired assets in Manchester City Centre, such as Norwich Union House on King Street and property in the Castlefield Basin.
At a similar time, in a joint venture, he acquired a site on Centenary Way in Burnley, which was being developed for 85,000sq ft of non-food prior to Tesco acquiring the site. The success of this deal led to him being asked to open more new food stores for Sainsburys, initially in Greater Manchester. Over a 12-year term, Nicholas worked exclusively on the company’s multi-billion-pound property portfolio and store development programme in the North West and Northern England & Wales.
Retained by the supermarket chain through his consultancy business NHR Chartered Surveyors, he developed and implemented its strategy for site acquisition, planning, store refurbishment and expansion. Nicholas also acted for the Kellogg Company for many years as well as other corporates, financial institutions and a number of high street banks. In 1997, Nicholas established the NHR Directors Pension Scheme of which he is also Trustee along with eldest son Thomas Harvey Ratcliffe. The scheme identifies and invests in commercial property across the North West and is always keen to discuss new opportunities.
Nicholas offers his considerable experience to Harvey Homes with an ongoing remit to identify sites across Cheshire and the North West suited to high-quality mixed-use schemes.
Andrew Kitto
MANAGEMENT ACCOUNTANT
Andrew Kitto became part of the Harvey Homes team in December and is operating as our Management Accountant.
He is responsible for all the financial side of things for Harvey Homes, including looking after our suppliers and ensuring that our processes and procedures are working as efficiently as possible.
Andrew has worked with construction, development and property companies ever since he qualified as an accountant more than 25 years ago. He originally worked for an engineering company when he was training and then has always enjoyed the sector, having also got a personal interest in it due to owning several buy-to-let properties.
Andrew originally worked internally in companies but three years ago made the move to become an independent consultant. His knowledge of both the accounting and property industries is fantastic, and he is a great asset to Harvey Homes.
Jennifer
OFFICE MANAGER
Jennifer is an integral part of the Harvey Homes team and works as our Office Manager. She supports Nick and Tom, while also coordinating much of the property management administration within the Group’s portfolio.
Jennifer has extensive experience within the property world. Having graduated with a degree in Accounting & Finance at the University of Birmingham, Jennifer started her career as a PA in a prominent Estate Agent in Notting Hill.
The following years saw her work in a variety of roles within property development and real estate in London, including roles at several notable agencies. During this time she developed in-depth knowledge and understanding of how the residential and commercial property world operates. Alongside this, Jennifer also acquired a love of bricks and mortar and the fast-paced nature of the sector.
Jennifer relocated back to Cheshire with her family, and joined the Harvey Homes family in 2023.
Lauren Forth
MARKETING & MEDIA PARTNER
Harvey Homes’ beautiful homes do tend to sell themselves but working in the background to give them an extra push is the company’s marketing team. Lauren Forth operates as a marketing, communications and social media consultant for Harvey Homes and brings a wealth of property knowledge to the table.
Lauren (founder of Kilo Marketing & Communications) has worked all over the world and has considerable experience in the property industry. She has previously worked with several national housebuilders, as well as an innovative student accommodation developer and a property investment group. Lauren is responsible for all media partnerships and enquiries for Harvey Homes and works to share news about Harvey Homes’ developments and company updates.
Buddy
THE TOP DOG!
Buddy is employed on a part-time basis but is a vital member of the team. His key role at Harvey Homes is giving a warm welcome to all visitors, as well as keeping the team motivated, receiving treats and taking naps, but not necessarily in that order!
