The Harvey Homes Group provides bespoke homes for discerning purchasers across South Manchester and the North West.
The business was co-founded by Thomas Harvey-Ratcliffe and his father, Nicholas Harvey-Ratcliffe, a Chartered Surveyor and specialist in land acquisition and planning.
In 2019, former Hillcrest Homes Managing Director, Michael Kennedy joined the team as Director to work alongside Thomas and assist with the growth of the Harvey Homes business.
Michael was at Hillcrest for 17 years and steered the brand from relative obscurity to being recognised as a leading provider of original luxury residences. Developments were recognised in some of the most prestigious award ceremonies, achieving accolades such as Best Residential Development, Best One-Off Home in the Country and Best Luxury Property. Prior to that, Michael was Director of Land and New Homes at Countrywide and a non-executive Director of Equity Housing for six years.
Their passion for high quality design and residential development is second to none. Collectively they have over a century of property experience and a skill set that excels in the critical areas of new home development, site identification, planning, acquisition and implementation, in addition to an unrivalled network of well-placed industry contacts.
Work on the first Harvey Homes development, thirty high quality family homes at Swan Green in Lower Peover, is underway with support from specialist lender, Together. The team is actively looking for new land and joint venture opportunities. All approaches should be made to Thomas Harvey-Ratcliffe.
Thomas Harvey-Ratcliffe is co-founder, Director and equal shareholder of The Harvey Homes Group.
Passionate about property from a young age, Tom has inherited the family’s entrepreneurial spirit. At 16, he worked at Ian Macklin Estate Agents and was inspired to train as a Chartered Surveyor. The experience also ignited an interest in residential development, particularly new homes.
Tom trained in Real Estate at Salford University, graduating with 1st Class Honours and scoring the highest marks of all students in his year. He combined his studies with valuable industry experience working for commercial and residential property specialists, such as CBRE and NHR Ltd, the family business.
It was during his final year that Tom co-founded The Harvey Homes Group with his father, Nicholas, and began the preparations for commencing work on Swan Green, the company’s first project of 30 homes in Lower Peover near Knutsford.
Tom secured the support of specialist lender, Together, and recruited the expertise of Michael Kennedy, former MD of award winning homebuilder Hillcrest Homes.
Together they are driving forward completion of this first showcase scheme whilst actively seeking further development and JV opportunities across South Manchester and the NW.

With over 30 years of experience in the property industry, and specifically in new homes, Michael Kennedy has a strong pedigree in the North West residential market.
He started his career as an estate agent, gaining an in depth understanding of the Cheshire and South Manchester market and building relationships with other agents, architects, developers and influential property contacts, many of which have become lifelong friends as well as advantageous business associates.
His estate agency career culminated as Director of Land and New Homes at Countrywide and in 2001 he was lured away to take up the position of Sales Director at Hillcrest Homes, the residential arm of a large Warrington based construction company. Just a year later he was promoted to Managing Director.
Under his stewardship, the Hillcrest brand went from relative obscurity to being renowned as a leading developer of original and innovative luxury residences. Michael pioneered a move away from pastiche architecture into homes that embraced unique design in response to their immediate surroundings and teamed this with exceptional standards of specification and a focus on delivering outstanding customer service. The results spoke for themselves with off plan sales, numerous property awards (including LABC’s ‘Best One Off’ Home in the Country) and a resilient brand and business that weathered one of the worst property recessions on record.
In 2014, Michael led a part MBO, part acquisition, which took the Hillcrest Homes business to greener pastures as the luxury homebuilding arm of a prominent property regeneration, development and investments group. Here, Michael steered the business to further award success for a development of Georgian inspired town houses in Knutsford and the delivery of several key schemes including a landmark development of family homes in Manchester city centre, all of which sold off plan within three months of release.
In 2018, Michael realised his long-term ambition to manage his own development portfolio and balanced this with a consultancy business specialising in new homes site acquisition, planning, specification and sales. However, whilst working closely with The Harvey Homes team on the conception of Swan Green and, after identifying an irresistible synergy between their commitment to delivering the very best site, design, craftsmanship and specification and his own, he was lured on board as a Director of the business.
Nicholas Harvey-Ratcliffe is a Chartered Surveyor with over 30 years experience within the property industry. Nicholas’s expertise spans all aspects of residential and commercial property, including site acquisition, planning, investment, development and redevelopment.
In the mid 90’s, Nicholas formed a property investment company and acquired assets in Manchester City Centre, such as Norwich Union House on King Street and property in the Castlefield Basin.
At a similar time, in a joint venture, he acquired a site on Centenary Way in Burnley, which was being developed for 85,000 sq ft of non-food prior to Tesco acquiring the site. The success of this deal led to him being asked to open more new food stores for Sainsburys, initially in Greater Manchester. Over a 12-year term, Nicholas worked exclusively on the company’s multi-billion pound property portfolio and store development programme in the North West and Northern England & Wales.
Retained by the supermarket chain through his consultancy business NHRC, he developed and implemented its strategy for site acquisition, planning, store refurbishment and expansion. Nicholas also acted for the Kellogg Company for many years as well as other corporates, financial institutions and a number of high street banks.
In 1997, Nicholas established the NHR Directors Pension Scheme of which he is also Trustee along with eldest son Thomas Harvey-Ratcliffe. The scheme identifies and invests in commercial property across the North West and is always keen to discuss new opportunities.
Nicholas offers his considerable experience to Harvey Homes through NHRC, with an on-going remit to identify sites across Cheshire and the North West suited to high quality mixed-use schemes.
Paul is primarily a property development and investment professional with over 35 years experience, the bulk of which was spend in a main board director role at The Emerson Group, one of the UK’s largest mixed-use property development and investment business. Latterly, he has been COO of a rapidly expanding residential led company, De Trafford, where he has spent two years helping shape the strategic direction, structure and operations of the business.
As well as bringing a strong commercial acumen, strategic mind set and proven track record of progressing growth within a business, Paul has been a practicing lawyer for over four decades and equips the Harvey Homes team with an in depth knowledge of planning, commercial and domestic property law and compliance/governance issues.
Paul has established a business advisory/consultancy company (Adra Business Services) focused primarily in the Real Estate sector, and will be working closely with the Harvey Homes and NHR Property teams to drive strategic growth.
Julie has over 20 years’ experience in customer care, gained from positions within the property and building industry, at home and abroad, as well as in the private medical sector. Her career also includes experience in recruitment and networking, enhancing her innate people skills in business.
As Customer Care Manager, Julie will be responsible for sales and customer care, liaison with estate agents and work closely with new home owners in creating their new properties. Furthermore, she all also be assisting the management team with new site procurement, house specification and marketing strategies.
