What we do
Harvey Homes is a bespoke residential developer that builds elegant homes across South Manchester and the North West. The business was co-founded in 2017 by Thomas Harvey Ratcliffe and his father, Nicholas Harvey Ratcliffe, a Chartered Surveyor and specialist in land acquisition and planning.
They came together to establish Harvey Homes with a vision to design beautiful homes in desirable locations. They are committed to ensuring that every home is designed to nurture everyday life for aspirational families as they grow. They use innovative and sustainable building techniques to ensure that the quality of their homes is second-to-none.
To bring their vision to life, Thomas and Nicholas brought together a team of experts from across the residential housebuilding industry, each of whom bring different skills and a wealth of experience. The result is a team of people whose passion for high quality design and residential development is second to none.
The team excels in the critical areas of new home development, such as site identification, planning, acquisition and implementation. In addition to this, they also have an unrivalled network of well-placed industry contacts.
Work on Harvey Homes’ first project, Swan Green, was a development of 30 high-specification family homes in Knutsford. The project experienced a high level of demand, with all homes being sold within a short timeframe. Harvey Homes worked with award-winning Architects Calder Peel for Swan Green and also retains a full in-house design and construction team.
Harvey Homes is part of The Ratcliffe Property Group which was established in 2020 by Nicholas Harvey Ratcliffe and his two sons, Thomas Harvey Ratcliffe and Charles Jarvis Ratcliffe. Also, under The Ratcliffe Property Group umbrella are RPG Strategic Land, RPG (Construction) Ltd and RPG (Contracts) Ltd as well as Jarvis Commercial which operates in the commercial and mixed-use real estate sector.
Our history
Harvey Homes is named after the Ratcliffe family’s eldest son, Thomas Harvey Ratcliffe, while the commercial arm of the business, Jarvis Commercial, is named after their youngest, Charles Jarvis Ratcliffe. Tom and Charlie have both been deeply involved in the conception of the two property arms of the Group .
This family business is dedicated to the property industry and sees true value in the longevity of bricks and mortar.
Our future
Not content with just one great development, the Harvey Homes team has already secured several new sites in enviable spots across Cheshire. They are currently working on new designs for beautiful homes that combine elegance with functionality.

Our community
Harvey Homes is a family-owned housebuilder and works hard to be active in the local community and support local families.
While building the Swan Green development in Knutsford, they partnered with a local school, Lower Peover C.E Primary School. During the Covid pandemic, Harvey Homes worked hard to bring positivity to families and Thomas Ratcliffe also offered his time as a community volunteer in Lower Peover to aid local residents and provide support wherever possible.
The Harvey Homes team is also affiliated with regional Hockey Team ‘Manchester Storm’.
